The Buying Process
The Buying process can be a stressful experience. My customers will tell you that I made their transaction smooth and successful. My goal is to do the same for you. If I do my job, you will refer me to your friends and relatives.
At our first meeting we will discuss what your needs are, what you have done as of this point, what features you are looking for and what your time frame is.
Then you should meet with your lender and get pre approved for a mortgage. This will help us establish what you can afford, but also show the sellers that you have the money to buy their home.
From this point, I will keep you informed of every property that is currently on the market as well as new listings as they come on. Then comes the fun part. Let’s start looking. As I will be working for you as a buyers agent, I will help you identify both the positive and the negative of each home we view.
When we find that special home we will write an Offer To Purchase. In the offer, we will give you the flexibility of a home inspection contingency as well as a mortgage contingency and any other needs that you have to make the transition as smooth as possible.
These contingencies are to protect you. For example, should the home inspection reveal some major problems, you’ll have the option of negotiating or not buying that particular home.
After the home inspection we have the Purchase & Sale contract. (about 10 days after the offer is accepted) I highly recommend using a Real Estate Attorney to review any and all documents. This is to protect your present and future interests.
Within a few weeks, your commitment letter is issued by your lender.
Usually about 60 days after the offer is accepted, we close on the house. This is sometimes done at the Registry of Deeds or at an attorney’s office.
Before the closing, I will give you a list of things to make sure that you are ready to move in right after the closing. This includes things like obtaining insurance on the house and making sure that all utilities have been changed over to your account etc.
